GoogleWe rented a 4-bed flat from 2C in Bristol for the 2023-2024 academic year, paying exorbitant rent (8,400 per quarter/700 each pcm excluding bills) for a poorly maintained, inconveniently located property with the bare minimum of old, stained and peeling furniture (no desks or even lampshades were provided). After we moved in, we found out that 2C had recently planned to demolish the building, only to have planning permission rejected. This goes some way to explain the state that the property was in.
The flat had severe issues including damp and mould, a 17-year old boiler that kept breaking down and was never replaced, and a woodlice infestation. Though we raised these issues several times to 2C, they were unhelpful, rude and completely dismissive, leaving us to pay out of pocket for the insecticide, dehumidifiers, humidity meters and the high heating bill needed to manage these problems for the entire year. Not only was this an extremely unpleasant living situation to be in, but it was hazardous to our health.
A particularly memorable moment was after we sent video and photo evidence of hundreds of woodlice crawling up our walls and nesting in our bedding, clothing and carpets, 2C simply replied that insect ingress was “normal” in any property.
2C also carried out no less than four flat inspections during the year and we were expected to carry out a “deep clean” before each inspection. No reason was given as to why they required this excessive amount of intrusive inspections.
After all of this, they attempted to take a shocking £623 worth of unjustified fees from our deposit for fair wear and tear such as “blue tack marks” (none of us ever used blue tack) and “1 stain on carpet”, much of which had been caused by the previous tenants or were just outright lies. When we pointed this out, 2C “generously” reduced the amount to £495 “out of goodwill”.
A wholly dishonest and unscrupulous company which takes advantage of student tenants. The worst experience I’ve had with any lettings agency in Bristol. AVOID.
Edit: Thanks for responding with a pack of lies, 2C! The “Landlord” for this property, according to the tenancy agreement, was “Elizabeth Blackwell Properties Ltd.” - a company owned by your CEO’s sister, according to Companies House. Perhaps treat your tenants with more respect and we won’t leave negative reviews.

We are sorry to hear about your experience. 2C is an independent agency that acts as the Agent for the property, not the Landlord. The Tenant choses the location of the property, which is on one of Bristol's most popular Roads (Gloucester Road). The furniture provided in the property is listed in the rightmove ad, which would not have included lampshades (this is not uncommon). The property was newly refurbished including new furniture provided only 3 years ago by the Landlord.
The Landlord submitted an application for planning to extend the properties. This didn't affect your Tenancy, nor are we connected to the application.
The Tenants did report some condensation issues in 1 room. Maintenance was actioned well within the HMO regulation by the Landlord. The humidifier provided was not paid for by the Tenants. The Tenants did not report any ongoing issues following the work.
Tenants contacted 2C about some woodlice. This was passed onto the Landlord who stated that Tenants are liable under contract and as per HMO regulations to manage minor insect incursions. We are surprised by your claim that we were rude and dismissive as we responded to all your emails and maintenance enquires within a timely manner and when visiting the property believed we had friendly conversations with tenants who didn't express any issues.
The boiler stopped working on 2 occasions during a 12 month tenancy but this was resolved the next working day as per dated emails. Maintenance items can occur in all properties, but all your requests were passed onto the Landlord and actioned within HMO regulations.
2C are responsible to inspect the property every 3 months. This is to ensure the property is being maintained by the Tenants and to note any possible maintenance items. We recommend that Tenant take the opportunity to keep on top of cleaning to help make the tenancy more enjoyable, but this is not an obligation.
An independent checkout clerk carries out a report of the property. These finding are crossed referenced with the Landlord who allocates the relevant charges. 2C are not responsible for any deductions. Tenants are well within their rights to dispute the amount via the government backed Deposit Protection Scheme. The Tenants decided not to proceed with this option and accepted the Landlord’s reduced deposit deductions.
It is a shame that the points noted by the Tenants were not flagged to us directly as we would have taken the opportunity to clarify a few points prior to the review. Reviews can negatively affect our small family business, but we wish you the best in your future endeavours.

GoogleNever take there properties. We have purchased from them and regret the decision. The owner and his 2 sons are horrible. They are also the management. The houses are poorly built and we already have a hole in the ceiling after 2 years. The management thinks it is not there responsibility anymore. Stay away.
They also have a history of bullying and increasing the price of the property after the offer has been accepted and you are about to enter the property. Happened to us and our 2 neighbours. Think twice before buying from them.

Hi Pradeep,
There appears to be some confusion - 2C Properties has no association with your property. I think you must be referring to Charlton Park Bristol Management Ltd, which acts as estate managers for land around your house but not your property itself, which is solely your responsibility. This should have been explained by your solicitors when purchasing the property. The property was also bought through a separate agency, which we are also not a part of.
Charlton Park Bristol Management Ltd simply manages the communal areas within the estate i.e. arranging a gardener for the green areas surrounding the houses. This is covered within the estate management fee.
As we tried to explain, we do not manage your property and it is highly unlikely that you would receive a management service for a property you've purchased. Homeowners who have owned a property for more than 2 years will experience minor maintenance items from time to time, and it is down to the homeowners to arrange these repairs.
We hope you were able to fix the minor repair and sorry for any confusion that may have been caused. If you require information relating to contractors who carried out the build, please refer to the homeowner pack issued to the solicitor when the property was sold.
