I am absolutely thrilled with my new build property, and I can genuinely say it’s a dream come true! From the moment I first laid eyes on it, I knew this was the home I had always hoped for - beautiful, thoughtfully designed, and simply perfect. Since moving in, I've received countless compliments from friends, family, and even professionals. Inspectors, site managers, and the snagger have all commented that my house is by far the best plot they’ve seen. It’s clear that the team at Gleeson NorthBeck Grange has put so much care and attention into every detail. A massive thank you to Manish, who has been an incredible support throughout this entire journey. From day one, Manish has been there for me, answering questions, addressing concerns, and always willing to help with a warm smile. His dedication to ensuring my complete satisfaction is truly appreciated. Even now, he continues to check in and make sure I’m happy in my new home. Manish has made this experience feel personal and special, and for that, I’m so grateful. I’d also like to extend my thanks to Sarah and Mauricia who gave me a wonderful tour of my home and handed over the keys with such professionalism and enthusiasm. Their kindness and thoroughness made the transition into my new space even smoother. Formal Public Complaint, Gleeson Homes, Northbeck Grange, Bradford I purchased a Gleeson Homes property at Northbeck Grange, Bradford (Plot 8 Northside Road) in February 2022 as one of the very first buyers of this development. Since handover in June 2022, my experience has been nothing short of systematic negligence, misrepresentation, and repeated breaches of contract. Despite paying the property in full prior to handover, the home was delivered incomplete, unsafe, and unfit for purpose, and nearly four years later, nothing has been resolved. Outstanding Issues Include: • Rear garden: Entirely unfinished, overgrown, unsafe, and unusable. I paid privately to have it cleared, yet it has reverted to a “jungle,” leaving me without access or enjoyment of my garden for almost four years. • Driveway: Incomplete at handover; caused damage to my vehicle (invoices available). • Garage rear door: Damaged and never replaced. • Paintwork & woodwork: Multiple areas unfinished or poorly completed. • Extractor fan: Never installed, despite repeated requests. Timeline of Failures: • 2022, 2023, 2024: Numerous visits to Gleeson offices, speaking to multiple staff, each time being told the matter was “escalated,” yet no action was ever taken. • Multiple emails, letters, and formal complaints submitted, including a formal notice of breach of complaint handling commitment, all ignored or inadequately addressed. • Repeated assurances by staff that issues would be resolved, yet no written confirmation, no rectification, and no communication has been provided. Impact: • Financial loss: driveway damage, garden maintenance, and unfinished works. • Emotional & health impact: extreme stress, anxiety, and worsening of pre-existing mental health and medical conditions. • Loss of enjoyment of home: unable to use garden or fully occupy my property for nearly four years. Assessment: Gleeson Homes’ actions constitute: • Misrepresentation and mis-selling of a private, complete home. • Breach of contract: failure to provide a property in a safe and finished condition. • Negligence: causing property damage and financial loss. • Failure of statutory obligations under the Consumer Rights Act 2015 (goods must be of satisfactory quality, fit for purpose, and as described). • Appalling customer service and aftercare: repeated failure to respond, escalate, or resolve serious complaints. Demand for Resolution: I formally demand: 1. Immediate and full rectification of all outstanding works, including rear garden, driveway, garage door, extractor fan, paintwork, and woodwork. 2. Full financial compensation for vehicle damage, garden maintenance, loss of enjoyment, emotional distress, and prolonged inconvenience. 3. A senior representative assigned with authority to oversee resolution and provide regular updates. 4. Acknowledgment and apology for repeated failures and misrepresentation. This complaint serves as official notice of my intention to escalate to: • New Homes Ombudsman (if applicable) • NHBC Warranty team (for development and build quality issues) • Legal action for misrepresentation, breach of contract, negligence, and statutory violations. Despite being one of the first buyers and paying in full, Gleeson Homes has left my property in an incomplete and unsafe state for nearly four years, with no resolution, communication, or accountability. I urge all prospective buyers to exercise extreme caution when dealing with Gleeson Homes.

Ask yourself the question before you buy at Northbeck Grange. Why has the sales office re-located all the over to BD2 Calverley View? Could it be something to do with the fact that the existing home owners wouldn't stop complaining about the countless issues they have and are still facing? Was this interrupting the sales pitches? Strange, why would the sales office not be located at the build site? any longer... Moving on, after you have purchased, you can forget about after care. I had an issue with my drive whereby because it wasn't laid correctly, the rain water does not flow into the gutter, instead it pools on the drive and against my house. The previous site manager who has now left the company, explained this is normal and we will "monitor it over the coming weeks/months". Now that he has left, and its been about 6 months, I re-opened the defect after he told me to close it, I assume to keep customer care of their backs only to find customer care themselves have now said its not a defect. How is water pooling against my property not a defect? Moving on to the inside, if trust pilot allows, I will upload several images of the quality of work you can expect, or you can see my Google Review. Poor finishes in every room, a broken bath panel, when you step into the bath it sounds like the ceiling might give way (again), oh because it give way due to a leak before. After they fixed the leak, the bath panel was never put back in place properly. The defect is still outstanding to this day. Multiple pencil marks on my walls behind radiators, no sealant in places where sealant is required and the outside pavement looks awful, come have a look for yourselves, its like they just couldn't be bothered to lay fresh tarmac. Fake weep vents around the whole property which means sooner or later, if moisture ever gets in, it isn't getting out, good luck guys! Oh and I almost forgot about the loud banging when the hot waters turned on, behind the walls and the tiles on the roof rattling whenever its windy. Before you part with your hard earned, potentially life savings, read the reviews, visit the properties, knock on peoples doors, we don't bite. Come and see first hand what you are buying, don't let the smiles and pre-sale antics buy you. Me and my family will be selling as soon as we are able to, its been less than a year. Id like to buy somewhere where my car isn't damaged every time I try and use the drive on my own property due to the ridiculously high drive lip and low, unfinished pavement! Oh and before i forget, I only remembered because the same thing has happened at another Gleeson property. So the sales office/site have "lost" a set of my house keys. I recall months ago, prior to my official move in I requested a key to my garage, because I would like access to it, something which Gleeson's must not have thought off. I enter the property a few days after requesting the key to find it sat on my kitchen table! So when i asked for all my keys now that I've moved in, the key is no where to be found. Is this a security risk?? I think so. So now someone could enter my property, without force, at any time day/night and its all thanks to Gleeson's. Wish me luck everyone!

Avoid Avoid Avoid!!! Please do not purchase a property from Gleeson's especially at Northbeck Grange Bd7. Spend a little more and go with a reputable company. Even giving them 1 star is being generous. I have damaged my vehicle because it took them several weeks to sort out a dip in the road which leads to my drive, the vents on the exterior of my property are shocking you can clearly see gaps on the side of almost every single vent!!! My front garden is not even complete and it’s been like this for months. The paving slabs are already discoloured due to no fault of mine.

Terrible customer service !! Went through Meridian mortgages like they asked and went through there solicitors (Rhodes and Walker) and they took the house off me because they can't price their houses correctly. Please be aware there are problems with plot 95 at Northbeck Grange and it has been down valued twice by TSB and Nationwide. They had the house up at £220,995 and the 1st valuation by TSB came back at £195,000 so they sent off for a 2nd valuation which came back lower at £190,000 and then wanted to send off for a 3rd valuation which was ruining my credit score. They will not admit the house has been priced wrong even though 2 lenders have down valued the plot by a big amount.They had no right to take the plot away from me the way they did and the sales manager Laura has no empathy for anyone, she believes she's always right and is very rude, not professional in any way. Believe me this site is only nice until you place your reservation, after that goodluck getting in touch with anyone. Please be cautious if you're looking at buying with Gleeson as they do not care about people, you are just another sale to them.
