GoogleI want to give 0 stars because they are so awful!! In particular Ann Coulson, they shared private information publicly, they dont do any repairs, you have to nag and nag and nag, they are nasty and just extremely rude. They tried to charge me £1000 to put my partners name on the contract, they wanted a second deposit then when they couldnt do it they kicked us out. They even tried to say my deposit belonged to someone else although it was paid in my name. She has made me cry a few times when I was clinically depressed and had PTSD she was extremely rude trying to get us out of the house telling me my kids would end up in hell because we were DSS after a break up, the council eventually told her not to contact me because she was so disgusting. They had to warn her a few times too. If you can avoid them then do, if youre a landlord I would urge you to go else where for representation. When I went to sign our contract to get our house she was telling us she had a difficult tenant who wouldnt let them in to do repairs and at the time I remember thinking it was crazy, but now I totally get it. I dont want them in my house either! Talking to Ann coulson willingly is an actual form of self harming.

GoogleI don't know how Ann Coulson has been in business for so long, she is so rude!! We've been a tenant for over six years and we dread having any contact with her because she's such hard work, she speaks to you like your a naughty school child and she's the head mistress, getting any repairs done is a nightmare and she cuts corners and does everything as cheaply as possible, I don't know how she manages to get any home owners to use her services, her office is chaotic and you feel like you've stepped back in time. I cannot stress enough that you should avoid this agency at all costs! Ann is unprofessional and abrasive, when we do move out I'm expecting a fight to get my deposit back but I won't let her get away with it, I would love nothing more than to see her go out of business, I'm not a mean person but it's what she deserves! As you will see from the other reviews I'm not the only person who thinks she's an A**hole! Ps if I could give her 0 stars I would but you have to give at least 1

All issues were addressed promptly and appropriately/professionally.

GoogleDon't rent through this company.
My property had rising damp, I put my foot through a floor board in December, they took until May to fix it (after much pestering from me), they haven't dealt with the issue, just replaced the floorboards, they didn't even change the carpet (which was covered in mould), the plaster on the walls was replaced but not must coated or sealed, so that's already coming off. They frequently entered the property without giving me any notice, gave incorrect dates for work being carried out (no apologies when challenged), the main electric cable from the board to the house was changed because the damp had got to it. I wasn't given any copies of gas Safety certificates for the last two years. They also seem to completely disregard the recent law changes around what fees they can charge.
If you decide to rent through this company all I can say is Good Luck. You'll need it.

GoogleStudents beware. Do not enter into any arrangement with this company. They will withhold your deposit when you leave and make stuff up to steal your money, such as property fee for leaving £100, when I received the flat it was not the cleanest and now that I'm leaving they are withholding my deposit and charging me for cleaning such as the bed sheets (which is the exact same as I first moved, actually I did them a favour of cleaning the whole flat and in better conditions than the way I received it) but they still take your money, even though that they know you are a student, absolutel scums

GoogleThis is one of the most obnoxious people I have ever met and a terrible letting agent. Having taken the flat whereby the carpets were in a terrible state (and under the agreement that they would be cleaned) I turned up on moving in day to find they hadn't been touched! I sent MANY emails and had numerous telephone calls asking for them to be cleaned to met with a blunt response of "they have been". I then had them cleaned TWICE, with money out of my own pocket but the results were only marginally improved therefore contacted this agency to have them changed as they were unliveable. 2 years later and I'm STILL trying to get them changed! I have had to fight for anything to be taken care of and most of the time it doesn't happen. I've now decided to leave the flat as I can longer stand the small and my patience has run out only to find that Coulson mgt are trying BILL ME FOR THE CARPETS!!. They agreed on a leaving date of the 23rd of the month meaning of be paid up in rent to THE DAY. Now I've received a letter saying I left on the 31st and I owe a weeks rent.
My solo tour is now getting involved and I recommend you stay well clear of this hideous agency and woman. She is in over her head, she is disorganised and frankly her actions are at best incompetent and st worst fraudulent!! Oh and read the small script about admin charges for releasing your deposit... SHE DOESNT EVEN HOLD THE FUNDS but charges to release the money back to you!!
You will have nothing but grief with this woman and it will actually cost money over what's expected to deal with them.

GoogleAbsolutely shocking service !!! I met with this obnoxious rude old lady with more of an attitude than me to look at a property locally in Bournemouth. As per other peoples views i see i am not the only one who has had issues. During the property view she told me that i was out of order for looking in cupboards ( for space comparison !!! ) and then told me the loft was out of bounds because the owner " said so " ??? If i am going to pay extortionate rates to live in a property i will use the loft as i wish.
Seriously avoid because i have not been the only one who has had a run in with the old hag !!!

Mrs Coulson has been great to me. She is a bit scary and reminds me of a head mistress from primary school but she is running a business and making money for people that trust her to look after their properties.
I have a lovely home and have for nearly 7 years. I've been a bit late for rent on occasions and I've been so worried about eviction but here I still am.
you try Dave wells or Scott Castle and you'd be out on the street.
Scary methods but she gets results.
If I owned a property, I would happily use her agency. Also, be nice to her and pay bills, shes nice to you

Googleok, I'm a bit surprised at the other reviews although people generally tend to be vocal when not happy rather than happy. I'd like to balance this because I had a good experience. To be honest I didn't generally like estate or letting agents but I found Coulson Management professional, helpful and friendly. I would be happy if I was a Landlord as they are thorough in their processes in ensuring the property would have a decent tenant and as their tenant for 16 months, found them more personal than the standard letting agent but without being obtrusive. I paid my rent on time, looked after the property and they were good with me and I enjoyed living in the property which is pretty much the deal isn't it? When I reported a couple of maintenance issues during the tenancy, they were dealt with quickly and without any fuss. So, yes from my experience I would recommend and would say they have changed my view of letting agents for the better.

We did need to check with the landlord on the viewing before it was booked in and we did and we then offered you an appointment with your your wife and young child.
