I gave these a negative review a couple of years ago and thought I’d have a look to see if they’ve improved at all. After reading a few pages of comments I find it very suspicious that in almost every positive or five star review someone is actually named but this doesn’t seem to happen with negative reviews. Surely they can’t be leaving their own reviews!!!!!

Linden are building a new estate in Thurston, Suffolk. They have Outline planning permission for up to 200 homes on the site. Their detailed application has now shown that 191 houses will be squeezed in to 2/3 if the site and they will then apply for further housing ( making it more like 300) on the site. They are abusing their power and planners seem incapable of stopping them.

I wouldn't give them any stars if it was allowed, I have had so many major leaks repaired but then out of warranty and now disputing it's the exact same leak dispite photos comfirming so. Mouldy houses which have made my furniture mouldy wouldn't replace it, fans that are so loud it's like sleeping on a runway, awful customer service so rude and unwilling to help or even listen.

Buy a Linden home and expect RATS in your loft due to poor build and badly laid drains. You can also look forward to poor wood workmanship, stupid layouts of electrics, a lawn full of rubbish just under the surface, toilets that dont flush and the thinnest lick of paint on all walls as standard. NHBC refer you back to Linden for any issues and after 2 years they couldnt care less.

complete and incompetent liars, 5 A4 pages of snags most not complete, every floor in our 4 bed not fitted correctly, offer of cash to fix ourselves not enough and wanted us to sign our rights to all past present and future snags to obtain this money, customer service a joke and rude and slanderous when you do get hold of them . to any future buyers ," avoid like the plague,

Great Customer Service from Sales Office and after moving in the Assistant Site Manager at Western Gate, Northampton. Snags are being dealt with really well. Very happy with the house and the area we moved to!

Scandalous! Does not even deserve 1 star. Customer service are shocking and the head of customer care is an absolute dead loss! I really wonder where they drag their staff in from but then the M.D. does not care or follow through from customer complaints. Literally seeing how far I need to escalate this to get action and to warn others to not line the pockets of such a rogue company.

We’ve lived on the development for 4 years and the site has still not been finished by Linden Homes. The communal areas have been left an absolute mess and several areas are frankly dangerous. The upkeep is also seriously lacking. Quite the opposite to what we were promised when we purchased the property. We now have to worry about safety issues on the site. Very disappointing.

I moved into a new Linden flat 4 month ago and the multitude of snags that were opened then are still open, despite the repairs being relatively easy to complete (replace a boiler part, correctly plumb the shower etc). The major one is a faulty fridge/freezer but despite mentions of the Grenfell disaster nothing is taken seriously by the Customer Services team, all complaints fall on deaf ears.

I was in the process of buying my first home and Linden offered us a great deal with a large deposit contribution. After filling in all the paperwork and paying solicitor fees they decided to tell us they can no longer offer this so we lost out on the house, the deal, money to the solicitor and time taken to fill everything in.

if you love stress and being fobbed off at all levels then this is the housebuilder for you as an experienced newbuild buyer with homes from two previous builders this is a shocking experience. I could give you details but I don't like to give people nightmaresupdate site manager has now addressed all problems and I am content once more.p.s I love my new home and location.

Wow what poor customer service we have been living in our supposedly new home for ten months and it looks like a patchwork quilt. Every wall internal and external needs painting as the workmanship was poor. With over 50 snags when we moved in! NOT what I expected from a new home. What is sad is that they then pay someone else to fix the original subcontractors shoddy workmanship

Terrible customer service and management. Will say one thing and do something else. If buying a flat from them directly then get everything agreed in writing with as much detail as possible. They have delayed delivery and will also cut corners where possible unless you catch them.Finally, they have knowingly deviated from their agreed planning permissions and won't engage with owners before making arbitrary site changes.

Purchased in july 2019 on the saint george wood site morpeth. Couldnt be more happy yes we had a few snagging issues which we did expect as not everything can be perfect . Our experience with the customer service has been fine . The site manager is very knowledgeable and gives advise when required . I would and have recommended the site to potential buyers.

Good luck to anyone considering buying... You are not told of hidden costs... Ie if you want to sell YOUR home with a mortgage expect to pay £400+ to do so via first port maintenance company... Drains blocking twice in as many months, noise... They don't start til 8am...LIE!!! DON'T SAY YOU HAVEN'T BEEN WARNED... Do your research... Buy any older property with no maintenance links 👍

I purchased a property from linden homes, Wilford fields, Nottingham in October 2018. I was the first person to move in and I could not if asked for more! The sales office and the builders were all very accommodating. Nothing was too much trouble. Any snagging was sorted in a timely manner and was no trouble at all to them. I love my new home! :)

We moved into Montbray Roundswell in March 2018. The service from the sales staff was amazing and helped us throught what had been a difficult time. Once we had moved in the help we received from the site guys was more than we could have asked for. We are so pleased with our house and love the area. Best move ever and would recommend Linden to anyone.

Never buy from lindens, biggest mistake we made! Pipes bursting in walls and under sink, door handles falling off, glass on balcony loose, decking on balcony broken, bolts under balcony loose, forgot to put cladding on balcony, holes in roof, road not wide enough to get car off driveway when a car is parked opposite, poor customer service, rude site manager, unfinished landscape, the list goes on.

Poor quality building. Paper silling when you walking in your flat everythings shake with your evety steps. if neighber up stairs turn on their washing mashing is like your in middle of a war awful noises all the flat shaking, every second you r waiting all their kitchen falling down in yours. So you don't feel safe in your own property that you paid too much for it.😕😔

0 stars for this s*** of the earth. Still waiting for customer services to get back with several issues after months of negligence. They are a real waste of money and resources. Their contractors are all dodgy like them doing half con jobs. Simple advise. Don't buy from them unless you want to waste your money and lose your mind chasing them up.

Worst decision we have ever made to buy a linden home. Recently wanting to do the garden had a few people round for quotes. Been told not to even start it because the air bricks are level to the ground not raised which is illegal as can cause damp issues. We have spoken to linden homes and they are now refusing to do anything about it.
