⭐⭐⭐⭐⭐ I’ve had the pleasure of being with Abaco for almost 7 years in central London, and the service has been exceptional throughout. The team has always been friendly, approachable, and highly professional, with every query or issue handled promptly and resolved smoothly. Their customer service has consistently gone above and beyond, making the entire experience stress-free. Truly outstanding management and support from start to finish, I couldn’t recommend them highly enough. Kevin and team are exceptional.

Rented with Abaco for 3 years and have been nothing but impressed with their professionalism, level of care, and timeliness of response. From initial support when moving in, ongoing help with any issues, and arrangements for ending our tenancy, the team have been great throughout. Very impressed with use of FixFlo for any maintenance issues, and thank you to Jia Wang who was always extremely prompt in addressing any issues. Regan and Ernest were also very helpful when moving in and out of the property, ensuring everything went smoothly. Highly recommended for renters.

First property I rented in London was through this place. Frankly I was quite shocked at how mean are and how rude agents are. For renters, a flat is a roof over our heads and a safe space. However, the way Abaco deals with transactions is dehumanising and is frankly quite sad.. if you are new to London, be prepared to be asked to travel to their office outside of london for a 1 minute visit to take a picture of your passport ( they say they are worried about fake documents) even my employer never asked for that all i had to do was take a picture myself. I was also asked to pay an entire year’s rent in 2 instalments, one in the first month and the second in month 4. Take that how you would like to, to share my feelings it made me feel bullied and discriminated against as I am a foreigner. Despite having a contract to start at one of the largest FTSE500 companies and having more than sufficient savings. Another incident was that when was in the process of moving out, agents came to my flat to show people the flat. However when they left, they locked a lock that me and other occupants in the flat never lock. Hence, I was locked out of the flat for hours. Couldnt track down agents (when this situation comes you realize they dont even provide you with ha contact phone number that’s not in the office, which i believe in the line of work for property agencies should always be provided for emergencies such as this). I then made an agreement with the landlord for them to reimburse me for a locksmith. The next day I received a phone call from Kevin at Abaco saying that if it were up to them, I would not be reimbursed as its stated in my contract that we are responsible to lock all locks in the flat. Not denying that he spoke the truth and we were perhaps im the wrong for not doing whats stated in the contract. However, to make a phone call just to make this comment is so incredibly petty and unnecessary. Responses to emails are sporadic. Responsive at times but will chase you incessantly if they need an urgent response, however your inquiries are handled very slowly and even ignored. Getting back a deposit was also very slow and I had to put in a request myself. I hope the above paints a picture of what it would be like to rent through Abaco.

Now that the renters right act 2025 has been approved you can only hope that estate agents like this will either get there act together or go out of business. I now own my own property but rented for many years. I welcome the new act as the experience I had with Abaco was horrendous. I hope this helps others who are not able to escape (through buying) the greed and control of estate agents like this one. If you can I’d advocate to take your business elsewhere…unless they start to comply with new regulations and laws

Very rude agents. The agent I was talking to refused to arrange a viewing because I had arrived in the UK one year ago. I felt discriminated against because of my non-British origin. She said I needed to have a 3 year of tax return history to pass a reference check. I obviously do not have such a long history as I had been a tax resident of the UK for one year only. She did not bother to ask for more details about my income or if I had a guarantor. She just decided that I would not pass the reference check and that I was not the right customer for this agency. This is another example of an agency abusing its power as they are in a position to cherry-pick the tenants due to the current state of the property market.

Konstantin Whilst it is very easy to post a review, the reviews should be accurate. It would be unfair of us to book a viewing for someone knowing that they do not meet the requirements of a Landlord. You would take the time to view the property and then be told the Landlord will not accept your circumstance. We would have been disingenuous by booking the viewing and had we not ran through your circumstances, we would not have been doing our job. There was certainly no abuse in anyway. I sit next to the person you spoke to and at no point was she rude and certainly did not discriminate against you for not being of British origin (half of our office are not of British origin). I am sorry your enquiry did not result in a viewing and you felt the need to post a review. Perhaps going forward your reviews should be balanced and accurate. We wish you all the best in your search and hope that the next property that catches your eye, the Landlord's referencing requirements are more suitable to your circumstances.

I had the pleasure of renting a property with Abaco Estates for the past three years, and I can confidently say it was an excellent experience from start to finish. The communication was consistently positive, and the team was incredibly helpful and attentive to my needs throughout the entire tenancy. I particularly want to commend Jia, Regan, and Kevin, whose professionalism and responsiveness made renting with Abaco Estates a truly stress-free experience. Any concerns or maintenance requests I had were addressed promptly, and the property itself was always well-maintained. The return of my deposit at the end of the tenancy was a seamless process, handled with the same level of efficiency and transparency I experienced throughout my time with them. Their understanding and flexibility, especially when I needed support, really stood out to me. Even though I had to leave due to relocating out of London, I would not hesitate to rent with Abaco Estates again in the future. If you're looking for a reliable, professional, and supportive rental experience, I highly recommend Abaco Estates. Ernest was very professional during the process of us becoming tenants in one of their advertised properties. Whilst the process of making an offer and going through checks was time consuming, since moving in we have been well looked after and are very happy with the way that Abaco quickly respond to any communication and also ensure that the property is in tip top condition.

*UPDATE I expected that Kevin would respond to my review despite it being dealt with internally, so I wanted to add that after weeks of no further contact, I received an email from the estate agent that messed us around basically saying "sorry for not being in touch but are you still looking for a property if so send us all your details again"! Honestly laughable, won't be going near Abaco again with a 10ft barge pole. The review is absolutely fair and a true depiction of how we were treated and giving 40 minutes to gather documents such as house deeds is unfair. Very disappointing experience. We weren't told about all of the documentation that we needed in order to put in an offer. We received an email at 10:20am with a deadline of 11am, requesting things such as house deeds to prove my guarantors were mortgage free. I explained we needed more time to gather these things as my partner, his family and my family were all working. We have now ended up missing out on the flat because they accepted another offer before we could get ours to them. Set up to fail and a lot of work for nothing! I tried to call the agent I was dealing with to express my frustration however he did not pick up or return my call.

Amelia As per our conversation on Saturday where I said I would look into this matter and as per our call on Monday after I had spoken to my colleagues and looked into all aspect of your experience and offer. You were one of 15 viewings for the same property on the same day and to ensure, with this level of popularity, that everyone had an equal chance to secure this property, my colleague sent you and all the other applicants booked in on the viewing, all the documents you needed to make an offer together with documents specific to your needs and further general referencing information/ guidance of what would be required. This information was sent before the viewing took place. Each person had their own time slot for the viewing and even if the first viewing wanted to make an offer we would still have conducted all the viewing so everyone booked on that day had an equal chance to place an offer. We received 7 offers and again to ensure everyone was informed we highlighted this to each party who offered and gave everyone the same chance to change their offer, if they wanted to. To maximise their chance of renting this flat, we asked for this to come back to us by 11.00 so we can put the offer to the Landlord. The applicant whose offer was accepted made sure they offered to ensure their bid was accepted and had all their paperwork ready. When the offers were put forward to the Landlord, he made a decision based on the strength of the offers received. When the Landlord decision came back to us we contacted everyone who offered as soon as possible so we were not causing a delay to 6 parties whose offers were not accepted. At no point was anyone who saw this property set up to fail, as suggested in your review, moreover everyone was given all the tools we could provide to them to ensure they were treated fairly and able to place their offer. The same level of care was given to enable the people whose offer was not successful to return to the market to continue their search without any delays. My colleague did not return your call on the Friday due to his other work commitments but he should have messaged you or called you the next day. For this I have said I am sorry to you. We like every other business are able to make errors and I feel the true character of a firm, and the way we should be judged, is based on our actions on how we deal with any errors made. I called you several times, thoroughly looked into the matter with honesty and objectivity and came back to you as soon as I could. I am sorry you felt the need to post a poor review and if it were justified I would have been happy to accept, learn and correct it. In this case I have apologised to you about my colleague not returning your call on the Friday. I have unreservedly apologised where it was applicable but feel that the review has been written out of frustration of not being the successful rental bid in a very difficult and extremely competitive London rental market rather than being justified as being poorly treated by us as the agency. Now with the times we live in is understandable not to want someone in your home without credit checks and all that, but we offered 9k in advance do you still think i can't pay my rent?! Than to be told that no matter how much we pay we can t have the keys to the property by 20th nov, that s 25 days for a property available now, any other agency would take 5-7 days they take 4 times longer, they discriminate against non british people. This is the worst estate agent I have ever dealt with. They are awful at communicating and rejected tenancy extension with months of rent being paid up front. They even held sickness and disability against applicants when the person is capable of paying 1 yr of rent up front. This applicant btw is now buying their own flat, clearly showing eligibility to rent. Thank god they don’t have to deal with agents like these again. I am sharing this so others don’t have to go through similar experiences. I appreciate financial checks are valid but the extent of which they invade your personal privacy is over the standard requirements for ‘right to rent’, ‘know your customer’ or ‘laundering checks’. I would never recommend taking a rental agreement with this agency as they approach rentals in total favour of property management firms who are increasingly making renting harder in London. Like others reviews I would strongly advise against renting via this business. I wish I had checked these reviews before engaging with them.

At first, my housemates and I were worried about Abaco Estates because of all the bad comments we found in here, and we even considered not to proceed with the whole renting process. But from the beginning we have had a such great service that we decided to go for it. Ernest was our agent from the get-go, he showed us the flat very patiently and afterwards dealt with our worries and concerns very politely. If anything, Abaco Estates were way more thorough than any other agency I have ever experienced before. They made sure to check every single detail we gave them in the most professional way. We have been living in the new flat for 10 days now, and as soon as we had the first plumbing incident in the kitchen, Abaco Estates sent a professional to solve the problem in less than 1 hour. Excellent service and professionalism. I would suggest that they should open an office in London where people could meet the agents and talk personally. I believe that could help the business to grow.

Dealing with this agent was a total disaster. I came to them with a straightforward request, and instead of help, I got rude, dismissive, and outright hostile replies. They wasted time and then abruptly dropped the ball, claiming they couldn’t be bothered to keep working on things. When I tried to address it, they responded with condescending nonsense about things I already knew. Unprofessional, unreliable, and zero respect for clients. Steer clear unless you want to be treated like an inconvenience

STAY AWAY and NEVER SIGN A PROPERTY WITH THEM. We have been with this agency for a month now, they are good at salesmaship and thats it . However they present properties with built-it defaults and do not give you your money back. I moved into the property 2 weeks ago I have barely used the bathroom and it started overflowing water and my whole bedroom is soaked and filthy. As a result of the leakage in the property downstair the whole ceiling in a child's bedroom had collapsed. I had to move out as bathroom and bedrooms are offlimits. I had to chase them plenty of times to send someone over and a whole replacement is needed. They are rude, agressive and really shady. THEY WILL NOT GIVE YOUR MONEY BACK and you will be still paying although you are not getting what you paid for. BE CAREFUL.

There needs to be balance to this review. This review was written because a refund was not agreed to. We are not willing to agree to refund just because of a vexatious threat nor shameless profiteering. This tenant was asked on 3 occasions during the same phone call to refrain from being rude and eventually we were forced to only communicate with her by email as no one in the course of their work should be spoken to that way. There has been a blocked toilet and a leak into the flat below, all matters are being dealt with and all the parties have been kept in the loop. We have been attentive, polite, professional and pro-active in dealing with this matter. Most of our reviews are on All Agents which is the review site for property professionals and the comments and review listed there are indicative of Abaco Estates and the service we provide. There is nothing "shady" about Abaco Estates, we have been providing an excellent, honest, professional service for over 25 years.

Joe I am sorry you had a bad experience. There should be no reason why "rude and cold" should have part of your experience. You viewing was cancelled as the Landlord had accepted an offer from someone who had previously seen this flat and we did not want to waste your time showing you a flat that was under offer. This process should have been done in a more professional way. Once again I am sorry you had a bad experience and I am dealing with this internally to ensure it does not re-occur.
