One of the most difficult couple of months was when I stayed at Moda. Extremely noisy building, which was poorly managed by the management. Emails upon emails were sent back and forth to try and get the noise levels down from the apartments above us and next door to us. Nothing of substance was ever done. The worst part was someone junior in management told me ‘it can’t be that bad’ when we were awaiting approval to leave early but gave a date in the future due to commitments. If you are a busy professional I wouldn’t advise staying here unless you stay on the top floor of the building.

If I could give zero stars, I would. I’ve had nothing but problems living in this “luxury” Moda building, and the experience has been extremely disappointing. First, the glass in my shower shattered out of nowhere and it took months for them to fix it. Then, a few weeks ago, a leak damaged my ceiling. Now, there’s a new leak in my second bedroom, which left behind a horrible stench, preventing me from using the second room. For the amount of rent I pay, these issues are unacceptable. And it’s not just my apartment. The Broad Street entrance has been out of service for over a month, there’s no access to bin chutes, the lifts are constantly out of use, and there are constant issues with water supply. On top of that, I’ve asked to terminate my contract early due to the severe and ongoing issues, but I’m not receiving any cooperation or support from management. Living here has been stressful and frustrating, and Moda has not delivered the quality or service they advertise. I would not recommend renting here to anyone.

I would like to give a big THANK YOU to all the beautiful staff at the Moda building. The team is amazing. Thank you for always making me feel welcome. Talk about class. The experience you will get is that whenever you walk into the building, they make you feel very welcome as though you are the most important person standing in front of them. They are always at hand to help and assist you. Nothing seems too difficult for them. They are kind, helpful, and very professional in their work. You don't see this kind of friendly service much as most people seem to be robotic or are talking to you from a script. I'm happy to say these are real people, and nothing is rehurst, and if it is, you can see its all about customer service and giving them the best possible service/experience ever. I would like to give a special thank you to Adelina, Faris, Vince Anisha, Zain, Reece, and of course, the beautiful Ellis. You are all extremely fantastic 👏 ❤️ I would recommend you all. It is designed by Glenn Howells Architects, the developer is Moda Living and the main contractor is John Sisk & Son.[ The Mercian residential tower (2022) Type Residential Location Broad Street, Birmingham, England Address 212 Broad Street, Birmingham, B15 1AZ Town or city Birmingham Country United Kingdom Coordinates 52°28′32.01″N 1°54′47.68″W Construction started April 2019 Completed June 2022 Cost £183 million Height 132 m (433 ft) Technical details Floor count 42 Design and construction Architect Glenn Howells Architects The building is 42 storeys in height, consisting of a 39-storey residential building (30 studios, 163 one bed, 260 two bed and 28 three-bedroom apartments) which sits on a three-storey podium with over 30,000 square feet (2,800 m2) of community amenity space. The build is valued at £183m and was completed in May 2022. The tower sits perpendicular to the street with the front-facing Five Ways. Originally, a helipad was proposed to be located on top of the building on a podium, but this was removed from the design, though the podium remained with some minor changes. The tower was scheduled to be presented before a planning committee in late August 2006. However, the developers pulled out minutes before the meeting to make changes.[3] The application was presented again on 28 September and whilst it was originally deferred due to lack of information, concerns over height and payment of money under Section 106, it was later approved. The updated proposal boasted a partial redesign, increasing the height of the tower and creating a redesigned façade. Construction of the skyscraper began in April 2019. The Mercian is the tallest building in Birmingham and the second tallest structure, after the BT Tower. However, this title is expected to be handed over to Octagon, a 49-storey skyscraper currently under construction and due for completion in 2025.

The noise from outside and other apartments is shocking for such a new building. You can hear cars and people outside, even mid week and not just the partying at the weekend. Can also hear upstairs AND downstairs neighbours. Windows groan in the wind which doesn’t seem safe at all. Cannot use the bins and have to take them down the lifts - being in the lift with other peoples smelly waste is not a nice experience. Heating doesn’t work well and have to open the windows to regulate the temperature (which means you can hear the street so much more so cannot open at night!) Air regulator just screams all day. Literally no peace or nice experience at this place.

AVOID RENT SOME WHERE ELSE Currently a tenant at 3005, have been here for 7 months now and its a car crash i’ve listed problem all tenants have had to endure while living here - bin shoots permanently closed due to failing bin shoots - dog wee and poo in lifts - bin juice in lifts because all tenant on all 41 floors have to take their rubbish to the main bin store - fly infestation on all floor due to the bin shoots permanently closed - this fly infestion lasted for around two months .. i would find flies in my bread packet in my kitchen .. was gross - Hot water does not work - everyone inc myself is complaining about having no hot water to shower / wash - The heating system simply does not work this has been going on a month and management have not sorted the issue
