GoogleIf you’re thinking of using CBS Properties in Small Heath, do yourself a favour and run the other way. My experience with them has been nothing short of a nightmare, and that’s putting it politely.
I trusted them with 5 properties, and here’s what I got in return:
Total mismanagement
Every property they managed was left in a shocking state. Major repairs ignored for months or years. Dangerous conditions left unresolved. And yet they still happily collected their management fees every month.
Zero communication
They refused to answer emails, ignored calls, and only reacted when the Ombudsman forced their hand. If you ever need accountability or clarity, forget it, you’ll get stonewalled.
Withholding rent and not releasing properties
They held onto rent without justification and even refused to release two of my properties to the new agent, trying to force me to sign paperwork they wouldn’t even send.
They only move when pushed, and even then, reluctantly.
No inspections, no oversight, no professionalism
They dismissed tenant complaints, denied issues that were physically obvious, and blamed everyone but themselves.
Tenants misled
Some tenants reported paying money upfront for a deposit that was never communicated or accounted for properly by CBS.They left tenants confused and us caught in the middle.
Ombudsman involvement says it all
This whole ordeal ended up with a formal investigation, evidence exchange, and ultimately compensation being awarded against CBS.That alone should tell you everything you need to know.
Bottom line:
CBS Properties act with impunity, take no responsibility, and have no respect for landlords or tenants.They caused stress, financial loss, and chaos at every turn.
Avoid them. There are plenty of agents in Birmingham, almost any of them will do a better job than CBS.

GoogleHonestly these incompetent people don't even deserve a 1 star. This place is a circus run by clowns and not the funny happy type, they are the type you see in your nightmares. Fair warning if you want to have a horrible unprofessional experience give these guys a call but if you want to learn from other people's mistakes and avoid regret stay away from these baboons.
Someone really needs to do a enquiry on these guys day to day practice, I honestly don't think they are legitimate

Googlebunch of crooks is an under statement, after being let down by another agent used CBS properties, shocking level of service ,nyc enough when signing me up as a landlord afterwards they couldn't care less. making up repair issues and not passing on rent increases seems normal. keep away do not use them
