GoogleExtremely disappointed in a property we moved into a few months ago, they knew our needs where complex and sold us a nice warm family home.
Upon moving in and closer inspection it was well run down, hidden by fresh paint and wall paper on ceiling they are hiding damp.
Window frames hanging off in the kitchen, non underlay, no insulation, much more and no EPC rating when questioned both landlord and estate agent argued they had one..
Maybe years ago.
It was a house in killare park, we had to move out after a week, who h we spent £125 on oil (we had it drained and measured) and £20 on coal.
Even with this amount of cash on heating we got alerts on our child's monitor throughout the nights warning us it's too cold.
We got our deposit back which the letting agent didn't argue.
House is re advertised and has an EPC, which is still very poor so I imagine it was not upgraded when they know how cold it actually is.
We even had a neighbour knock out door to introduce himself and warn us of the landlord and complaints from previous tenants.
**Edit** yes the house was from the 60s as cairns rightly mentioned.
But it was 2025 prices! And it didn't even have insulation and underlay!

Paul, we are really sorry your letting did not work out. This was the first time that we had ever rented the property and we were not aware of the difficulties you were going to experience. The property has been upgraded with new insulation and heating thermostats and controls, but this is a dated 1960’s property and will always need more heat to warm it than a more modern home.

GoogleWe recently sold my late father's house with Cairns & Co. and was very impressed with their service throughout the process.
We had considered selling it with a different, bigger company and an estate agent had already been around to value the house but thought that we might let Cairns & Co. a chance as well. The former estate agent who we had considered charged a percentage of the sale price which was 1.5% as opposed to Cairns who have a set price of £950 (at time of writing). This price included the compulsory energy efficiency survey which costs £60 which the other company did not include in their 1.5%.
We contacted Cairns & Co. and Peter was around within the hour to see us at the house. He was very friendly and knowledgeable and gave us a price similar to the first estate agent. Both of them said that they would put it on at a slightly lower price than what they expected it would go for to stir up interest.
We deliberated extensively about which estate agent to use. A point that friends brought up was that if an agent is charging a percentage commission then they might have a greater incentive to get more money and also the bigger company had more offices but Cairns & Co only had a small number of properties on the market so they would have a similar agent to property ratio for showing the properties. We liked the idea of using a smaller, local company and eventually decided on Cairns.
We knew that there were a few cosmetic painting jobs that needed done before the house could be photographed and Peter at Cairns had a painter around the next day to sort it out. The front window sills and an interior wall were painted and the photographer arrived the next day. He took lots of great pictures which were used to construct a brochure for the house. We discussed everything from which pictures to use, wording and layouts and within a few days the house was put on the market on various websites including Property News and Property Pal.
Within hours of going online the agents had their first viewings. As we do not live in the area I had handed over the keys of the house to Peter and his colleagues so that they should show around prospective buyers. There proved to be several buyers interested and within a fortnight a price was settled at. As they had speculated the selling price was more that the original asking price, £20,000 more in our case.
They then dealt with the solicitors to finalise the sale and within a few weeks we completed the deal.
Everything had gone very smoothly and we had saved £2,275 in estate fees going with Cairns & Co. rather than the other company.
In summary I would strongly recommend Cairns and Co. if you are considering selling your house in Belfast and wish them all the best for the future.

Thank you for your kind and detailed review. As a smaller, family-run company we truly appreciate every listing entrusted to us, and particularly when it has been the home of a much loved parent. It was a joy to sell for your family and your considered and experienced input has improved our brochures for everyone going forward! I hope that we can be of help to you again in the future.

GoogleSometimes you come across people in life that change the course of your life for the better. I never thought I would include estate agents in that category.
However, I am now in my ideal home and I feel happy and secure thanks to Cairns and Co. Genuinely amazing people and I can't thank them enough!
I would highly recommend them.

GoogleWorst experience I have had. Have been waiting a week to hear the outcome of an application and every time I phoned the person dealing with the house was either off or would get back to me in 15... not at all. I finally rang today to be told "if you havent been contacted it wasnt you who got it". Feel like Ive missed out on other properties as a result. Worst experience with an estate agent I have ever had. Would not recommend!

Shaun I’m so sorry you are disappointed in the time it took to get back to you, but we were waiting on hearing from the owner and we couldn’t confirm anything until we had their decision. You were among a very large number of people who applied and they all had to be processed and this takes a few days. You called us only a few minutes after we spoke to the successful applicant to confirm they were taking it. We simply hadn’t had an opportunity to call everyone who had applied to advise them of the outcome. My colleague was correct to advise you that if you hadn’t heard from us, then sadly you were one of the unsuccessful ones. He also advised you that if we had anything else suitable for you we wouldn’t hesitate to rent to you both. The rental market is extremely competitive at the moment and I would recommend that you you apply for multiple properties to increase your chances, please do not miss out on other properties while you are waiting on a decision as these can take from a week to 10 days to come through. GoogleWe recently sold a property in the Woodstock Road area of East Belfast.
After having advice from 3 Estate agents we decided to have the very experienced Peter Simpson from Cairns and Co negotiate the sale on our behalf.
From the minute he walked in the door he was friendly, professional and very passionate about selling the property.
The property was sale agreed within 10 days of going on the market and completed within 3 months. We would definitely recommend him and Cairns and Co

GoogleNothing gets repaired and if it does this company wants to put the rent up cause of the cost. Even tho the landlord has given the go ahead. There a waste of time .

Neil I’m sorry but you’re definitely not one of our tenants and I haven’t put any rent up on properties recently so I think this review might be for another company - there are a few with Cairns in the name. Would you mind deleting it as it affects our ratings.
