We purchased a home in York Vale…

We purchased a home in York Vale Gardens in September 2020. I cannot fault the sales service we received from both Caroline and Angie, who were friendly, professional and provided great customer service. The legal process however was very stressful. The home was build complete and we had a Part ex also of a newly built property, but made it clear we wanted to move quickly to ensure we were in our new home before the start of the school term. Harron Homes's Solicitors were very slow and unresponsive and made the whole experience most stressful and delayed. I ended up doing all of the chasing. However all issues aside, we eventually completed and are now in our beautiful home which we LOVE. We have had a few minor snagging issues, and those have been resolved speedily by Harron Homes.

We are buying a house at Highfield Manor and Jane has been massively helpful throughout the whole process, particularly with navigating us through the part exchange process, taking ownership of any issues or queries we had.We are only weeks away from our moving in date now and it’s been great catching up with Jane and Paul the site manager to watch it all come together

We have our dream home

We were well looked after during the moving process. The staff at the Shipley site couldn’t do more for us, especially Charlotte and Richard, who continue to help out if we have questions. We frequently pop in to the sales office for a chat and feel like we have our dream home thanks to the team

York Vale Gardens Part Ex

We have just completed on our new house, and have been so well supported by the York Vale Gardens team (particularly Angie & Caroline) throughout the whole process. The team went over and above to help our part exchange go as smoothly as possible, communicating regularly to keep us informed of progress, taking photos when we couldn't go on site due to COVID-19 and helping to resolve issues we had with solicitors. The part exchange process was very easy and allowed us to stay in our old house right up until completion (which was very lucky when COVID hit). Harron were also very flexible around completion date, as everything was very last minute! Our house is lovely - some (very!) minor snags, which have been worked on very promptly by the site team, so no complaints from us! Great service & great house.

Our first home at Highfield Manor

Reserved our first home at Highfield Manor. My husband and I visited the site many times before actually reserving. Jane was so helpful, caring and welcoming. She answered all our questions and put us at ease without the pressure of having to reserve a plot. We are made to feel like no question is a silly question. Thank you Jane for being so wonderful and always putting us at ease. Can’t wait until our home is built! Harron Homes have made reserving our first home an experience we won’t forget.

12 Months on at Lavender Fold (Part 1)

This is my 12 month review which is in sharp contrast to the positive review we gave Harron Homes 12 months ago. At the time of completion we were so happy with our home & few snags we gave a glowing review. How things can change so much in 12 months We still love our home, the issue we have had since completion relates to our boundary & location of our flue outlet. At the time of reserving plot 108 in July 2019 we thought we would be buying the section of land down the side between us & our neighbours plot 109. The site plan in the sale office showed this land would belong to our plot & also the lavender fold website mirrored the same layout. Approximately 1 week after reservation we made the extras payment in order to secure the kitchen upgrades which needed to be ordered asap. 2 weeks after that we received the red line boundary plan documentation from our solicitors showing the land was ours and the rear boundary fence was on our neighbours wall. After a visit to site a month later we noticed both plots were being built different to what we had received from our solicitors. It wasn’t a shared garden anymore it was now a path at the front which had been fenced off between the two properties. We questioned this with our solicitors & a week later we were told we had been issued with the wrong plans. The section of land was now going to our neighbour & was different to the original approved plans. At this point we had already spent £500.00 on reserving the plot, £8560.00 on the extras & incurred 6 weeks of solicitors fees. Harron changed the plans for 108 & 109 in November 2018 but by July 2019 they had failed to update all their multi media advertising. ( I have photos taken of the site plan whilst in the sales office at that time) We didn’t know what to do & felt we were in an impossible situation as we were already financially & now emotionally attached to the property. My partner was already concerned about maintaining the gap between the path & our property & now we were being told we would have zero chance of maintaining it. We moved ahead with the purchase as we didn’t want to lose the money we had already invested. We were both also in the middle of selling our property’s (mine being part exchanged & Luke was selling his house so we were stressed & didn’t push back & challenge what was happening and neither did our solicitor who had been recommended to us by Harron Homes. As the build progressed my dad visited site one afternoon around the time 109 had already completed in august 2019 and noticed the rear fence has been erected as per the original plans to the wall of 109. He spoke to the site manager who was adamant it was correct & in the right place. Our local building control inspector carried out the CML check on 2nd or 3rd October & then we completed on Friday 4th (building control have confirmed they were not made aware the fence was to be moved at the time of the inspection) The owners of 109 also made harron aware the fence was in the wrong position yet it remained there until after our completion. On Monday 7th October the site manager told us he had been working to the wrong plans & the fence was to be moved. This happened 3 weeks later. As our property is lower down than next doors house our boiler flue outlet now discharges directly onto 109 land at head height as a result of the fence move. Prior to this & as per the old plans the boiler would have discharged into our own boundary & with this area being fenced off no-one would actually be walking there only for maintenance purposes. 109 informed us 3 months after we completed that our flue outlet was on their snag list & they wanted it moving. I contacted harron displaying our frustration on 25th January this year that due to them changing the position of the fence after building control had signed the property in October. I also contacted LABC & NHBC who said it was a boundary dispute as the flue outlet was building compliant at the time of completion. I received a reply from HH customer services team on 30th January advising me they could only accept defects from customers who own the property & with regards to the boiler flue they had spoken to the contracts manager who said it had been passed off by local building control & a certificate would need to have been issued to harron for them to sell the property to us. Now 9 months & a site meeting later we are no further. Due to these mistakes we have informed Harron we want compensation before the flue outlet is moved. Harron are still to acknowledge the mistakes they have made or apologise to us. The land registry documents are also incorrect. Harron have included the strip of land in the transfers to both properties...yet another error on their part. I will write a follow up review in a months time advising if we have made any further progress.

Fantastic service

We have reserved our plot at forest reach and I can honestly say that Alistair has been amazing. We’ve done the move maker scheme and right from the off he has helped us so much. We haven’t been easy as we swapped from part ex to move maker and house types but he has helped every step of the way. Weekly phone calls to see how we are getting on, keeping us up to date with the next steps etc. We have now fully reserved and he has been great, explaining everything, helping with extras, getting us in touch with the mortgage advisors, solicitors etc. Thank you so much Alistair we are lucky to have you as are sales advisor!

A Beautiful House

Just completed yesterday and spent the first evening in our lovely new home at Oaklands Heath. What a great experience we have had. Debbie and Jacqui couldn't have been more helpful in the process of moving and getting everything sorted. Jason is an absolute star and wants to have everything perfect for anyone moving in, an excellent team. If all moves were like this I wouldn't have left it 20 years. Definitely not the same experience we had 20 years ago moving into a new build when things just weren't finished. Only wish we'd been in sooner but due to covid have had to wait, but well worth the wait.

Genuine review

Pre completion - 10/10. Cannot do enough for you! 6 months post completion - 2/10. Also worth noting, they haven't signed up to quality checks through the new homes ombudsman service, so aren't registered with those. Which means if you have a problem, the ombudsman can't fight your corner. Take from that whatever you wish. I wish I had never bought our Haron Home property, it has been one problem after another, and for our entire 6 months of owning, we have found fault after fault. Not general 'house settling' snags (which are to be expected), but negligence. - Our living room carpet had to be replaced due to workmen damaging this. When I raised this to someone at site, I was told "oh yes, I noticed that and flagged it, did they not sort it?" So they knew about this before we completed, yet decided to not sort it when the house was empty, but in fact sort it once they had our £ at the inconvenience of us, to remove all furniture again. - Our Utility room flooring has been replaced already. Reason being? Haron Homes did not attach our washing machine waste pipe for our integrated washing machine. The flooring was then damaged when the washing machine had to be removed (also by HH) to attach this.- We have had our kitchen wall and ceiling replastered. This is due to shoddy plumbing work in the bathroom, leaking into the kitchen. The independent emergency plumber who visited asked if a 3 year old had done the pipework.- Which brings me on to the bathroom! We have had to have our bathroom wall back to brick to repair the shoddy work. The plumber FROM THE COMPANY HARON HIRE refused to take ownership on the phone to his boss, saying 'absolutely no way this is my work, not a chance I do work like this'.- We had a hole in our roof.- Our heating was connected back to front so the wrong thermostat controlled the wrong part of the house. - I complained a room in our house was 4-5 degrees colder than the rest of the house (it sits at a max of 16 degrees at all times unless the heating is at 22+ everywhere else). I was told 'its because it is above the garage'. What a load of rubbish! An operative from Haron Homes lifted the carpet slightly. THE FLOORBOARD IS NOT BIG ENOUGH FOR THE ROOM! THERE IS A LITERAL HOLE ACROSS THE ENTIRE SIDE OF THE ROOM! No insulation in there to stop the cold air seeping through, no expanding foam. 0 effort to repair the fault. Just a carpet placed on top. I have asked when this will be sorted as it is costing us a fortune in heating in the middle of winter. No reply. And if you try to complain about the above? You get nowhere! I complained in OCTOBER and all I have had, is a ridiculous 'your case worker is working on this'. I complained on Linkedin to the MD, he rang me once to say he was reviewing the file (on the 15th November). Nothing since.Honestly, I am all for 'houses have snags' in fact, none of the above snags were raised by our snagger that we got in (aside from the hole in the roof) - he raised another 117 of them. Minor, cosmetic snags that you can live with and expect of a new build. What I did not ever expect from a house was holes in floors, new bathrooms, new plastering of kitchens and a company who do not seem to give a hoot. I wish I had avoided Haron Homes. It has made buying and living in our what was once thought to be forever home, a horrendous experience filled with "what next" and dread.*Edit to reply to Haron homes* I emailed Natalie 14/12. No reply. 2 tasks for insulation open, for an issue that isn't to do with insulation. Which you've just emailed me to confirm, 20 days after I told you (your operative told you and I sent photos of!) it wasn't an insulation problem, it's a too short floorboard issue. Now you've given me a date 7.5 weeks in advance to sort the issue out. Which had you listened to me 3 weeks ago, could have been sorted by now. I've had a hole in my floor meaning the room is cold 24/7 and affects the rest of upstairs, throughout the entirety of winter. It's not good enough. I spoke to your MD in November, he said he'd get back to me, no reply. I've tried raising a formal complaint, no reply since initial acknowledgement. I wish my review wasn't an honest one, but it is.

Appauling experience.Horrific time prior to moving in and no better since. 6wks and unable to put down a hall carpet due to Harron not getting faults with bannister fixed or decorated. We have a 4yr old and stairs with nails stuck out. Damaged flooring not replaced. Scratched doors they wont replace as scratches they say arent visable- they are! Shoddy workmanship. Awful decorating. Damaged my leather chair. Garden made too small. The lists are endless! They dont turn up when promised, they dont answer phone or emails. Windsor at Forest Reach

Windsor at Forest ReachI've waited a few months to review as we moved in at the end of March, on the day the site shut down due to COVID-19 and I wanted to give a fair review, which I'll split into 3 sections: the staff, the part exchange process and the house.Alistair (the sales executive) has been patient, diligent and approachable and his above-and-beyond attitude has been instrumental in us getting our dream home. He has kept us informed, without being pushy or demanding, every step of the way and nothing is ever too much trouble, even months after moving in.  Paul (the site manager) has done everything he can to help us get established, even answering the phone to talk though small problems while being furloughed.  His team works in a professional and friendly way and are all great with us and our children who always stop and chat.We part exchanged our house and, once the process got going, it went smoothly and was as hassle-free as possible which was a huge weight off our shoulders.  However, this was the trickiest part of it all for us as we didn't realise that if you part exchange, you have to buy the property for the original price, even though it had been reduced as a sale incentive - we were only told after reserving that if you part exchange, you have to pay the full price, which added a good few thousand onto the cost for us.Harron Homes also offers a 100% part exchange guarantee, but didn't uphold this with us. They offered us a significant percentage less than their independent valuers' prices, but after negotiation, we agreed a fair deal. The house itself is beyond our wildest dreams and we have loved it from day 1.  Our moving day was 2 days after lockdown was announced, so there were significant challenges with this, but our home was ready and Alistair and Paul arranged for 2 small skips to be available as we weren't able to go to the tip or get dustbin due to the district council closing down.  They even arranged the removal of our old dishwasher and fridge-freezer from our old house since they could no longer be collected by the council. There were a few small snags with the house, but nothing like the horror stories you can read about with some new builds. Ours were all minor/cosmetic and, although they couldn't be fixed straight away due to the site closing down, they were high priorities for the team upon reopening. There was a blockage with the external drains around 2 weeks after we moved in but Harron Homes sent a team within 24 hours to remove rubble that had been left underground.I thoroughly recommend buying a house on this development as the team pride themselves on high quality builds, help wherever possible and are always friendly and approachable.  The houses are beautiful and so spacious, so they are ideal for any growing family.

We moved into our house at Amberwood…

We moved into our house at Amberwood Chase on the 30th of July 2020. Although there are snags that need looking at, I would say that for a new built property the house looks good. I would love to let you know that Jane Jubb has been extremely helpful and has always been there for us. Steph Maier has been helpful in Jane’s absence. I do feel the sales team do a fantastic job in coordinating everything and reassuring. I would like to share that this morning I had a leak in my shower and Matt Bradwell the site manager sent in a plumber in 5 minutes and everything was sorted. In the afternoon Matt came over and reassured us too. I would definitely recommend Harron Homes.

The 7 Year Review - What happens after you buy your home..

In September 2013 we moved into our shiny new Conisbrough home, in Queensbury. There was a bit of a delay due to our kitchen not being ordered, but we moved into our new home and were so happy. The snagging list wasn't horrendous and all moved forward quickly, especially while Harron was still on site building the remaining homes. Then in December 2013 on Christmas Day we came down to a leak in our family room. We are now in 2020 and the same leak has occurred each year with the 'fix' being the last one. Last year in June we literally had a waterfall down our wall. I was gutted. It took several months for Harron to even come and fix the leak. When they did it was not when we were in, in fact we had no idea they had come until a neighbour told us a man with a ladder was looking at the roof. This puzzled us as we had normally had scaffolding up for over a week. It was several more months before a decorator came to repair the damaged paint. Again another farce, as he was told we had a white plot, where it was magnolia and he didn't have the correct paint. It is now 2020 and our balcony has leaked for the 2nd time, yet to be rectified correctly. Our family room just 4 months after being repainted leaked once more, this time the worst it has ever been. Harron argued each time that the leak was not the same, despite photographs to prove otherwise. To put this into perspective they no longer build our house style due to the balcony leaks. Then a break for Harron, Covid hit and they shut down their office completely. Even now we can only speak with someone via email and have been told no one is working, which is ridiculous, especially now I am seeing the most recent reviews and their website that show homes and sales offices are now open. I am not the only one in our development this has happened to or on other developments. We are now wanting to move home but cannot put our home on the market due to damage caused. In my opinion I would not buy a Harron Home. Their sales team are lovely and the houses look amazing, In the light of day they are made with cheap materials and the after sales care is diabolical.

Completed in dec 2018, still waiting for site to be finished and snagging to be completed. If you want a new build to move into straight away don’t go with this company! Ignorant staff.

In 2018 we Purchased a house with harron homes supposidly on a award winning 5 star development within West Yorkshire. Firstly we were forced to complete the house purchase on 21st December 2018. In the afternoon we got the call to say it had completed and we could collect the keys. He got to the house before myself he rang me and said we can’t move in I’ve just gone to the house it isn’t finished. We were promised fitted carpets etc. They handed the keys over and said you can’t move in yet you have no carpets. The site manager had quit a fortnight before he rang all he contractors and cancelled all orders rebelliously. They managed call around and get carpet and fitters the next day but my god my 7 year old could have probably for it better. They cut the carpet too short either side of the landing they had to come back and fix it. Out of the 6 bedroom carpets in the house half of them shrank and needed to be stretched. None the less the carpet was the least of our worries. We were left with holes in the walls with unearthed cables poking through, holes in the walls through out the kitchen and utility where they should have smoothed the edges after putting in the electric sockets they had moulded in with finger and hand prints. The fire door into garage from the utility hadn’t been finished or plastered. It was freezing throughout the house, the patio in the dining area had a huge gaping hole under it where if you lifted the carpet you could slide your hand through. The windows marked with what looked like mud but when we tried cleaning them it was actually spark burns on the glass from an angle grinder. They didn’t fit a down pipe from the en suite bathroom they didn’t tell us for over 2 week so when the site came back after Christmas there were sewerage all down the sid of the house. They also used a part of our land/garden to the side of our house as storage for the materials for the other new houses when we asked to move it they refused. In the end due to scaffolding having to go up and external work to be fixed and a new f nice to be put in we didn’t have a garden to the rear of any kind until late summer 2019. With three children and three dogs we were at a loss. We got a small offer of compensation but not a single person would take responsibility for the state of the houses. Our site had meetings with the head of the construction team and a few of the labourers and contractors and he was arrogant in the meeting. We have been in 2 years December this year. Don’t get me wrong they have come back done some of the jobs but they have you in waiting for weeks for appointments they make to fix things and no one turns up, then when you ring nobody gets back to you. Now with the covid we’ve been waiting for speed calmining measures to be put in and street lights. None has been on site since the beginning of January. The trim trial isn’t complete. And the residents have been charged an annual fee yet we are having to cut the grass on the areas that we Gould to need to. Our house is nearly complete but I would admit because harron are diabolically crap and slow and they lie we have had to do some of it ourselves.Take a word of warning buy a house that needs doing up abit, it will be cheaper and less stressful for you. And you probably won’t have to put up with the horrendous management, lies and complete bull they give you when you ring. Also as an update from this week; our site had been adopted by the local council, shockingly however it isn’t complete. We haven’t got the correct amount of street lighting, part of the street has it I’ve been chasing this along with the speed calming measures that should have been placed around the same time. Also recently the street has come together to get our local mps involved in regards to the community park and trim trial that on purchasing we were told were for harron customers only but actually in the documentation states that it’s for anyone to use is in complete (Friday the swing has been relaxed from the big ugly blue thing to a lot wooden one which blends in) and the tree and orchard area has never been finished off it makes the development look a right mess. Another thing is we were told there were a premium to be paid annually and a company will come and cut the grass etc and that hasn’t been done since the back end of last year beginning or earlier this year the residents are having to club together to cut the grass back etc. Also the curbing and also the road tarmac is of poor quality and workman ship!Thankfully it seems that the residents on this development are more on the ball than Harron Homes sticking to the plans that were submitted and should have been followed. I wish that residents would have warned us before putting our money down on a house that we thought would be a new build and all we would have to do is move our belongings from our previous address to the new build.disappointing!

One week in Howden

We are one week into our time here at Harron Homes on the Howden site and even through Covid the sales and purchasing team have been excellent even through issues with our buyers on our chain. A big thank you to Angie and Caroline for easing our fears and keeping us up to date, while helping us every step of the way.Our site manager Scott has given us clear details and helped with a skip after we moved in to clear rubbish from the move and packaging. Everything we have asked for is fitted and the build quality is great, a few snags that have now been resolved and one that is being worked on. We love our new home. So far we can't complain and are excited for our future in our new house, hopefully the good work continues.
