Cons, - The highest annual rent increases I have ever encountered. - The flat upstairs had laminate flooring, the sound of footsteps was unbearable, I asked for carpet to be installed but my request fell on death ears. - At the end, they took £100 pound from my deposit which was for a professional clean despite the room being cleaner then I originally found it. Pros, - Very rarely needed entry to come into my room - Essential repairs was usually done on time. - They did pay for certain improvements, new fridge, curtains, mattress etc

Please take the time to read before deciding to use their services. I am taking the time to write this review long time after leaving this agent behind, because I am determined they lose business based on the unprofessional and inadequate service they provide. I lived in a flat they managed for two years. I am giving some general examples of absolutely unacceptable behaviour by the agency below. I have more personal examples which I am not comfortable writing here - if you would like to find out more, please contact me directly and I am happy to share it directly with you. You can see from their replies to other critical Google Reviews what kind of level of service and general emotional immaturity we're dealing with here. The flat was big, but very run down. When we moved in it was completely dirty and left not fully cleared by last tenants, there was no inventory done either. (I didn't know how bad the agency would be and was too inexperienced so I didn't do it myself or pushed for it more). The only time they actually carried out absolutely essential works was after the Council visit, which pointed out a lot of negligence, and then they suddenly started fixing everything in a rushed manner, often with very patchy communication with the tenants, and workers (who were given flat keys!) were sometimes appearing completely unannounced and at unacceptable times. When something needed fixing--and the flat was literally falling apart (I had a wardrobe fall on me, same with mantelpiece which was literally glued to the wall with gorilla glue, a lot of absolutely ruined furniture)--they were very difficult to contact and you wouldn't get anything out without nagging. They would say "Yes, will look into it" and do nothing or offer inadequate provisional solutions, avoiding any investment in the flat. We had major mice infestations in both years in the flat, which has clearly been a problem in the flat for a long time as it was completely unsealed and mice were running free, and they tried to make it our problem and make us pay for it. When they finally sent someone they were supposed to seal and clear the whole flat, the mice were back next year. Again, they did nothing. Kept saying it's not that bad or we should take care of it ourselves, just to avoid taking any responsibility for actually fixing the problem. However, they were super responsive, proactive and attentive when we decided to renew the contract for one year as it was in the middle of Covid. This describes the agency very well: super available when they need someone from you; unavailable and clearly avoidant when you need something from them. They charged us from the deposit for wear and tear (which tbh given the state the flat was in originally, us staying there protected the flat from ruin rather than worn it further) based on no evidence of the state of the flat before us moving in. Actually, they used photos of marks and breaks than were there before us to justify the charge, and due to lack of any inventory or pictures from before I wasn't able to dispute it (a lesson for the future...). Then they wanted to charge us extra because the flat was not clean enough upon us leaving, even though I left it cleaner than it ever was, and definitely cleaner than I found it. We could try to fight the deposit decision and open a dispute, but we were so mentally exhausted from fighting them that we just paid it to move on and never look back, rather than tried to be right. I believe this is their strategy - tire and stress you out to the point you will make many concessions just to not have to deal with them anymore. AVOID to protect your tenancy experience, general wellbeing, and money. Whatever bargain you might find let by them is just not worth it.

I never had this bad experience about any agency before. Definitely don’t recommend to anyone to use this agency. Their behaviour was not professional and communication was really poor. I was renting room through the agency over 2 years and I always paid rent and other bills on time and I left my room better condition than it was when I moved in. Everything was okay until I was moving out I needed to be in touch with agency. I found new tenant to take over my room after I move out. People who came to see the room were texting to me as agency didn’t answer their calls or messages and they were asking if room was already rented out. Agency ignored some of my messages as well and they answered back some messages after long time if I tried to call no answer. At first agency was asking if I could move out 2 weeks earlier and new tenant would pay to me that two weeks rent, I agreed. Agency didn’t contacted to me anymore it was almost time when they wanted me to move out and I had no idea what was going on as other girl who came to see the room contacted to me and told to me they gave the room to her. Also I never recieved landlord reference which agency promised to send to me. And the biggest Issue came after I moved out at first I was told I will loose £150 for my deposit as I’m not moving out same time with other tenants, fee for making new contract, it was in contract so fair enough. After I was promised rest of my deposit back as soon as new tenant moves in and check the room. after she moved in I contracted the agency and asked my deposit back. Agency told to me as soon as all tenants will sign it, one tenant was abroad so she couldn’t sign it and she would have been happy to sign it even online but agency told her no rush and they didn’t send the contract to her. I sent many messages to the agency every week + emailed and tried to call to them but no answer. It tooks over 4 months to get rest of my deposit back if I wouldn’t be sending them so many messages weekly + told to my old flatmates about it I don’t think I would never get my deposit back. I hope nobody else needs to go through same as me.

This was in COVID period - where we agreed once a new contract was in place - your deposit would be refunded. Which it was in full. You were a tenant for a couple of years - with zero issues, and we are very surprised at your feedback.

PLEASE AVOID. THERE IS A REASON WHY THEIR RATING IS 3.4 ON GOOGLE REVIEWS. Historically agents like this would get away with a shoddy service to landlords and tenants, not any more thanks to Google Reviews. Heed the advice of others and take your business elsewhere. EDIT in response: the vast majority of my reviews about local businesses are positive. They couldn't even tell the truth about something that is publicly verifiable. I repeat. Avoid at all costs.

Really great people I would highly recommend, very professional and friendly throughout the initial process. Always on hand to fix an issue if needed and respond very quickly with assistance. We had bit of a noise issue and these guys were nice enough to organise our change in flat early and reimbursed our deposit very fast. I've had some bad landlords but in our short time with these guys they've been amazing. Honest good people, you'd be in safe hands with these guys.

AWFUL AWFUL COMPANY. Because of Andrew Gerard's utter incompetence I have to pay a MASSIVE additional expense with one of my properties!! As a landlord, all I can say is please rent your properties with another agency!!! Andrew Gerard are incredibly slow to sort out issues out with the properties they manage (or don't sort them out at all), which leads to the properties falling into disrepair; that in turn leads to long term damage to the properties, not to mention unhappy tenants, complaints from neighbours and so on. There are plenty of good agencies out there who are responsive, fair and reasonable; unfortunately as I had to learn the hard way, Andrew Gerard are not one of them.

It was a quick process to get us to sign the contract and get moved in and even throughout the tenancy communication was ok, although it did take a long time (and some things never got seen to) to actually act on what needed to be done ie fix a gate which had dropped and check on water damage to a wall. But the real issue came when it was time to end the contract. Communication was poor, and one thing was said but another done. When they needed my attention they emailed quickly and responded to my messages but when I needed their attention sometimes I just never received a reply. I am still waiting for a reply to a simple message I sent a month ago. Update: In response to the reply; if my emails were replied to or phone calls returned we could have discussed ending the contract. One tenant said he was taking over the entire contract and this was fine on your side until the day before I moved out when you had issues with the tenant not signing the contract. Communication is the issue here, not the contract.

You chose not to understand what a joint and several contract was, and thought, whilst sharing you could leave at any time on your own.
