Thank you Colm for taking the time to provide a review of your experience of buying your first home. We are sorry that things did not go as you would have wished. As the sale has now completed, we are unable to provide any alternative course of action. We can only therefore comment on the issues raised. You said that you waited for over a week to hear back from us after making your initial offer. It was however on the next working day. We advised you on Monday 8 June that your offer was too low after you made your first offer on Friday 5 June. Having raised concerns about a wall crack to Caroline, she asked our in-house surveyor to look at it. His opinion was that it was unlikely to be an issue affecting a mortgage valuation. We would point out that we did not say; “a survey had been done recently and all came back positive”. No survey had been done at that time. We also note that the mortgage valuation surveyor did not down value your purchase price. We appreciate that the conveyancing process turned in to a “dragged out slog” for you. The conveyancing was between the solicitors. We liaised between all of the parties including the solicitors. We passed on every update given to us by the seller’s solicitor in good faith as being correct. Whilst you said that you decided to become “a thorn in our side”, you were very welcome to contact us as often as you wished. Every time you did so Caroline came back with an update, even if there was no progress to report. You refer to us telling you that we wouldn’t pass on your concerns to the seller about the legal delays. As you know, our client was very ill. Due to the nature of the illness, Caroline was not prepared to disturb them again on a repeated issue. They were also aware of your pressing time frame. We are sorry that we seem to have lost your trust during the sale. You thought, on one occasion, that completion was being delayed in order to hide something from you about the house. Caroline provided access that day to show that your suspicions were unfounded. It seems to us that it was a stressful experience for you getting to completion. To help future buyers we will produce a “House Buyer’s Guide” in which we will address some of the issues touched on in your review. Whilst the seller provided us with positive feedback, we appreciate that this was not your experience. We hope that you enjoy your new home and that any future house move goes smoothly for you.
