Thank you for taking the time to share your experience. We are sorry to hear that you are dissatisfied with the outcome of your tenancy and the deposit resolution process. We take all feedback seriously. All properties we manage are let in accordance with current legislation, including standards for heating, ventilation, and safety. Routine inspections are carried out to identify maintenance issues and to ensure tenants are meeting their responsibilities under the tenancy agreement. Any concerns regarding mould or ventilation are investigated when reported. With regard to deposit, all deductions are itemised, supported by photographic evidence, and submitted in line with the tenancy agreement which is signed at the start of a let. Deductions related to cleaning, damage and removal of items left behind are assessed against the property’s check-in and check-out reports. These are not “mandatory charges,” but costs incurred to return the property to its original condition. Where a deposit is disputed, the matter is referred to Safe Deposit Scotland, which is an independent adjudication service. Decisions regarding disputed amounts are made solely by them based on evidence provided by both parties. We do not control the outcome of this process, nor do we prevent tenants from submitting evidence. We encourage all tenants to take photographs at check-in and check-out, report issues promptly in writing, and seek written permission before making alterations to a property, advice that is standard across the industry. While we regret that this tenancy ended on a negative note, we remain committed to acting professionally and transparently for both tenants and landlords. Should you wish to raise any specific concerns formally, our complaints procedure remains available. We wish you the best in your future accommodation.
