GoogleProbably fine if you're a leechlord.
I rented a property through them, it had a problem with damp, mold, and doused plaster, which in the several years I was there remained unsolved.
Don't get me started on the two electrical sockets that became a hazard because the damp in the brickwork had saturated to the point of rusting THROUGH the socket housing, or the rusting moldy white goods that were beyond unsanitary, but HAD to be kept on the property.
I never missed a payment, yet never had any correspondence from the actual leechlord who still dictated what was and wasn't allowed. Topped off with a lovely covid time notice of "if you wanna keep living here, heres a rent increase".
Whether you wanna argue about this being the fault of the owner or the agent is irrelevant. Wrong is wrong, and anyone who would enable the above is just as at fault.
Remember folks, landlords, and letting agents are class traitors.

GoogleExtremely disappointed in the unprofessional service my mother received yesterday over the phone. She called to arrange a viewing and was told they don't rent to "her kind of people".
Meaning they do not accept the fact she has a disability and gets some help with her rent. She is not a lazy person and would not chose this condition if she had a choice. She is due to retire next month with a lovely pension and would have been renting with her daughter who is also a working professional.
Please do advise what "kind" of people you do accept. It might be worth looking up the laws on discrimination in Northern Ireland.
My mother who is a respectful person was extremely upset and called back to voice this to have another member of staff tell her about a property that would accept her kind. A horrible property.
I am not one to leave bad reviews but I am just so angry at how upset you left my mum last night. Please be more careful with your communication in future.

I have since tried to have a calm conversation with the owner to be met with arrogance and told we are lying. This complaint was made in good will to prevent it arising again in the future. Gavin and Nicky didn't once apologise and just accused myself and mum to be liars and even went as far to suggest we called the wrong company as no log history on their phone.
Customer service could be much better. It doesn't cost anything to be kind.

Enquired about two properties in Portadown/Craigavon area, one was extremely small with no appliances and third bedroom could hardly fit bed in it, so didn't go for it as they were looking 800/month, second property same price but with garage but still didn't feel right, so enquired about a third property just to have gentlemen ring me in a patronising manner asking me why am I looking to see a 3 bedroom house whenever I already seen two before, I explained that the third bedroom was too small on one of them and no appliances so price was not matching what was offered and second property same price third bedroom was too small and too far from amenitiesif you walking, I was then told that money seems to be the problem which it isn't I just want what I pay for and then was told it's normal that third bedroom is only half a bedroom, I explained I live in 3 bedroom in Cookstown on a 6 year old house with all appliances and third bedroom is decent, person on phone chuckled when I said that properties shown to me were not in line with the market and with what I currently have, felt disrespected, undermined and patronised, basically if they show you one or two houses you are just meant to take it, you don't have the right to be selective...honestly I don't know how can they treat people like this but will be pursuing this matter further.

GoogleBad experience at the end of the tenacy agreement.i was late for a couple of days with my rent (less than a week) and they were calling my employer to try to reach me,although they had my email adress.I ve disputed about the deposit being held at the end of the tenacy agreement and been threaten they ll try to reach my manager and my current landlord.Lack of professionalism by threatening people to phone their employer and current landlord just because of a dispute forwarded by me,which i m entitled to it,wheater i m right or wrong.shame on you!

Mr Harantia, the fact that you are saying you are “right or wrong” speaks volumes in itself.
When a tenant is 13 days late with their rent we try every avenue to reach them including texts and emails about these arrears. When the tenant doesn’t respond to these we try to contact them via their employment. We never spoke to your employers about why we were contacting you.
The condition that you left that property in when you moved out was not acceptable at all and very far from the condition in which you received it, photographs of which I can certainly forward to you.
You can’t expect to leave a property in that condition and expect there to be no penalties.
All this information including photographs will be forwarded to TDS Adjudacators for their response.

GoogleEmployed Orchard letting after many bad experiences letting properties myself over last few years. Never ceases to amaze me the shenanigans tenants get up to, each experience was a good one as it cost me money and stress. Found Gavin very genuine, pleasant and committed to the task at hand. His process was very thorough and he delivered on all that he said he would do. Initially chose letting only option but on finding a tenant switched to full management. Four months down the line only realising all the stress of letting has gone, there have been issues with the tenants and all we’re resolved quickly and efficiently.
