GoogleInitially we had a good experience with Abode, but when completing our purchase a key thing had never been communicated to the seller, which has left us around £10,000 out of pocket. Ensure you get everything in writing when dealing with Mhairi. We won't be dealing with Abode again in the future as I found them untrustworthy.
I’m disappointed by this review. Your offer for the property dated 31st March states the extras to be included in the purchase price as “ all items as per the Estate Agent’s Sales Schedule” and I can confirm all items as per the Schedule of Particulars of Sale will be left in the property for you. Any additional items you wished to be included in the sale to you should have been stated in your offer to purchase or included in any subsequent formal letter by your solicitor to the seller’s solicitor. I would suggest you take this matter up with your solicitor to ascertain (1) why the additional items were not included in your offer to purchase and (2) whether it is too late to now include these items if the seller so wishes. The whole team are a well oiled customer service focused operation. We really would recommend buying or selling through abode. GoogleI recently sold my house through Abode and Mhairi and the full team were absolute brilliant. They did all the viewings and kept me informed of progress every step of the way. Even small things like putting up the For Sale sign, updating it when sold and then removing it were done without us having to ask or even knowing (Estate Agent ninjas). GoogleIf you are a buyer then avoid Abode. We attempted to place an offer on a house, we were told no offers would be accepted due to how popular it was. 2 days later the house was sold before any viewings. We were not contacted about this offer even though we had attempted to submit one previously. We have now missed out on the house we liked due to Abodes incompetence - avoid
Hello anonymous. This review is extremely unfair. Any offer put to our office for a property we are marketing by any potential purchaser is taken to the seller of that property for their consideration, regardless of whether this is under home report value, home report value or far in excess of home report value. It is the seller who decides whether they accept the offer, not us. We would never discourage anyone who was interested in one of our properties from making a verbal offer/written offer as the market is so busy right now and what we are finding is that people are viewing properties and, if they are seriously interested, they are offering way in excess of Home Report Value in an effort to temp the seller to sell to them thus avoiding other interest in the property and possible closing date situations. If a verbal offer is made for one of our properties and rejected by the seller for whatever reason then the interested party (if still interested) should formally note interest in the property via a solicitor firm. That way our office are aware of their continued interest. If an offer for any property we are marketing is received and the seller indicates they wish to proceed and accept this offer then we are not obliged to phone anyone who has previously made a verbal offer to advise them of this. This would be seen as playing one party off against another. If an interested party had noted interest via a solicitor firm for one of our properties and someone made an exceptional offeror that property we would discuss the option of setting a closing date to give the other parties who had noted interest an opportunity to offer however ultimately it is up to the seller who they choose to sell to. Whilst we would encourage a closing date in these circumstances the sellers does not have to instruct us to set a closing date for offers if they don’t want to do this.

FacebookI can't recommend Abode enough. We were selling our flat in the North East of Glasgow, and by chance had Abode recommended to us by our Mortgage advisor and Lawyer. It was the best kismet encounter to happen for us. The sale happened really quickly (8 days in total) and without a hitch (even throughout COVID19 crisis). I only wish our purchase had gone as smoothly, but even by chance, Mhari from abode helped us out with that by contacting the seller's estate agent on our behalf. I don't even need to mention that they were also our cheapest quote for the sale - they were just so good at their job!

My house went on the market Dec 2019 and within a week It went to a closing date and all offers were over HRV!!! Couldn’t believe it!
