I have just sold a property through Robert Holmes & Co Estate Agent in Wimbledon Village with the help of Susan and James, who were very professional throughout, and went beyond what would normally be expected. I thoroughly recommend Robert Holmes & Co to any potential vendor/buyer.

Robert Holmes Wimbledon Village Sales office has a highly experienced team.  During the sale of my property, adjacent to Wimbledon Common, I worked with Paul, John and Susan, all of whom have a wealth of knowledge of Wimbledon (and the surrounding areas) going back years; and their connection with the Village and people who live there is invaluable.    They were all so personable and communicative and nothing was too much trouble.    Even during the difficult market we were selling in, I had a regular stream of credible potential buyers viewing my property and it wasn't long before they found me a buyer.   James and Andrea were also great with the marketing and admin and were very friendly and helpful.  If you want to sell a property in this area then I would highly recommend them.

We couldn't be happier with the service we received from Georgina at Robert Holmes. Throughout the purchase of our new property, she was incredibly fair, professional, and always on top of communication. Georgina genuinely helped us find and secure our forever home. From viewings to move in day, she was warm, honest and always looked out for us. While we won't be moving again anytime soon, if we ever did sell in the future, Robert Holmes and specifically Georgina would be our absolute first choice!

We had a great experience working with Robert Holmes in general and Tiffiny Peppiatt in particular in letting out our house. Tiffiny was extremely proactive and her speed of responses to our questions is super fast. All in all, it was a very seamless process thanks to Tiffiny !

For over thirty years I have used Robert Holmes for everything from buying, selling and letting. They have always delivered. On this occasion Paul De Havilland as the primary agent did a great job of selling my house in a difficult market and keeping me well informed though out the process. I can highly recommend both the selling and letting arms of Robert Holmes.

I recently engaged Robert Holmes for my rental needs while my own property will shortly be undergoing refurbishment, and I couldn't be more pleased with the experience. From the very beginning, the team demonstrated a level of thoroughness and honesty that truly impressed me. Robert Holmes attended to my specific requests with realism and professionalism. They arranged viewings for some of the most wonderful rental properties that matched my needs perfectly. The team's knowledge of the market was evident, and their recommendations were spot on. Throughout the entire process, I found them to be surprisingly supportive and efficient. They provided outstanding service, and it's clear why they come highly recommended by other agents as well. Emma, in particular, went above and beyond in ensuring everything ran smoothly. Her dedication and willingness to assist made a significant difference, and I am truly grateful for the support from the entire team. I highly recommend Robert Holmes to anyone in need of estate agency services. They have been by far the best estate agent I've dealt with, and I am thankful for their exceptional service. Kind regards, Sandie Sawers

Finding a new home can be stressful. You're pinning your hopes on specific properties, worrying about the competition, then stressing your way through the process. But then occasionally you find letting agents who not only make it all feel simple, but who make you feel that, yes, you're going to be fine. Agents who take care of you and your new home like you were family, and the home was theirs. Patient, competent people who have nothing but good options for you. For me, that was Emma and Jane at Robert Holmes & Co. I got lucky when I found them :) You won't find a better letting agent partner in Wimbledon. Good luck on your property search!

The Wimbledon team were so supportive and helpful from the start to the day we handed over the keys. They managed to find us our perfect home and help us move as we expanded the family. I could not recommend this branch enough. :)

I was going to buy a house marketed by Robert Holmes. My surveyor valued the property at £90k less than the agreed purchase price, due to design and workmanship defects. In the first instance, we asked the buyer to do some of the repairs & said we remained committed to buying the house, which they refused. The agent then said the sellers were open to understanding the surveyor’s stance & asked that we put something in writing re the price reduction we would be needing, given the sellers were not willing to do the repairs themselves. We provided a list of works based on the survey, a costs estimate prepared by a building estimator with over 40 years of experience, plus an allocation for latent defects, which amounted to £60k off (2/3 of what the surveyor had advised). The sellers disagreed that the works would cost that much & disagreed that some of them were even needed. A director of this branch then totally unprofessionally and wrongly allowed an email from the sellers to be passed on to me, including the following disrespectful and insulting comments: “Your subsequent claim of £90,000 worth of work needed on the property is both baseless and unsubstantiated. You have not provided a shred of evidence to support this number. Upon consulting our project manager and builder, it is clear that most of the items you listed do not require any work, and even if they did, the cost is around £6,000-7,000 Your revised claim of £45,000, along with an additional £15,000 contingency, is equally unfounded and outrageous. This figure is also not backed by any credible evidence or documentation. A motivated buyer would want a proper quote from a builder (as we did) if that was their inclination. Everyone wants a bargain, and that is understandable, but your attempts to significantly undervalue the property should not come at our expense… Frankly, we feel, your story doesn't add up, and neither does your maths. Your approach in this matter has been anything but honest and straightforward, which is deeply disappointing. Despite all of this, we are willing to proceed with the sale at £***. However, you have until August 8th to exchange and any further attempts to chip away at the price will not be entertained. Otherwise we wish you luck with your house hunt and perhaps another vendor will arbitrarily accept a price chip.” I was absolutely horrified that the sellers had the audacity to allege that I was being dishonest and that my claims were unsubstantiated, when they were factually based on our surveyor’s comments and a building estimator’s costings. We were not looking for a bargain, we were simply acting on our surveyor’s (albeit surprising) advice, like any prudent buyer would. I was even more appalled by the fact that the director of this branch did not protect me as a buyer from receiving such insults which questioned my character. I spoke to the director requesting an apology, which he provided, but alarmingly when I asked him if he’d make the same decision again in these circumstances, he said he would. His reason was that these sellers said that they’d walk away as clients if they did not pass on this email. This is therefore an agency which spinelessly allows sellers to hold metaphorical guns to its head, demanding that it passes on insulting & character-assassinating emails to innocent purchasers. As a result of this, I will not be dealing with Robert Holmes as a buyer or future seller, and I will be informing others of my terrible experience with them. I am absolutely disgusted & appalled at Robert Holmes’s lack of principles, integrity and professionalism towards me as a purchaser. I will be taking my hard earned money and honest way of doing business elsewhere. If you’re a purchaser who wants to work with an agency which doesn’t allow abusive behaviour from sellers towards you & which stands up for what is right, as opposed to what will make them money, buy your house through another agency.

Tiffiny, based in the Coombe office, rented our property out. She was professional and dedicated from the first minute to beyond check-out. She knows the SW London market inside out and was able to find and secure a tenant from the get go. She always dealt with any issue immediately looking to satisfy both landlord and tenant and was always happy to give advice. Moreover, she did all this with great humour, calmness and responsiveness.

We found that Robert Holmes Lettings (Coombe office) were pleasant to deal with and responded quickly and effectively to our requests. Our first experience of renting in many, many years was free of frustrations and inconvenience as a result and we are sure our landlord also felt their interests were being properly looked after.

When moving to London from abroad, we met once with Tiffiny for our initial house viewing. Her house recommendation was spot on and we rented the first house we visited. Tiffiny was professional, punctual, helpful and a very good communicator. She ensured that our tenancy paperwork was in order in a smooth and efficient process. It was made very clear to us what was required from us and the agency delivered on their promises too. In all, we were very happy with the original move in process and now that we live in the house, we have also been very satisfied with how quickly issues are dealt and resolved.
