After deciding to buy a Gleesons home…

After deciding to buy a Gleesons home at ivy mills Whitehaven via their part exchange scheme we were met with barrier after barrier and email after email (some were ongoing duplicates) requesting continuous information and evidence, some of which we could not satisfy their standards. They also asked for information after they had obviously used Google maps to see our property wanting evidence of various parking issues. surveyors visit was on day we thought our move would happen ie 6 weeks .We queried with surveyor (who had not received our cancellation request) if this was normal practice, which he gestured was not. By then we were so stressed as a not so young retired couple we withdrew from the agreement, to evidence that literally a few days later someone was moving into the home we were to buy. We believe the company decided they did not want to purchase or be left to sell our property after having another easier buyer. We were packed up ready to move being given a 6 week window to move, husband had cut up his beloved model railway housed in the garage ready to move. Payment for various safety checks had been made by us along with deposit paid for moving company etc etc not to mention deposit to Gleesons to reserve property! Would not recommend this company or part exchange scheme, but some would say maybe we had a narrow escape after researching the property on line to find the previous defects the properties had which had not been advised to us !! Good luck!

We recently visited the All Saints site and had a wonderful experience. Dani was incredibly helpful and friendly. Even though there wasn't a showhome available, she went above and beyond to help us view the property we had seen online. We are so excited to be moving on to the next stage of our purchase. Thank you, Dani!

About Senior managing director Gleeson Homes North West

Title: Serious Concerns About Senior Management at Gleeson Homes North West There are serious questions to be asked about the management culture at Gleeson Homes in the North West, particularly regarding senior leadership and the standards expected of those in positions of authority. Good leadership should be built on professionalism, respect and accountability. Employees deserve to be treated fairly, their time should be respected and senior managers should lead by example. A senior job title should never mean someone is beyond criticism or accountability. There are also serious concerns surrounding allegations of inappropriate communications involving a 16-year-old. Any such allegations should be handled responsibly and investigated through the appropriate channels. Ultimately, a company’s reputation depends on more than its public image. It depends on how people are treated behind the scenes and whether senior management upholds the same standards expected of everyone else. Gleeson Homes should take a serious look at its leadership culture and ensure that respect, integrity and accountability apply at every level of the business.

Read this before buying a Gleeson home

I’m leaving this review because I wish we’d seen more honest reviews before buying our Gleeson home. Like many people, we chose Gleeson because their homes were more affordable than a lot of other housebuilders. It allowed us to get onto the property ladder, and for that we are grateful. However, we have had problem after problem since moving in. We’ve been in the house around 10 months and are still on temporary electricity. The wider development has apparently been dealing with this for considerably longer. Communication about what is happening has been frustrating, and we’ve increasingly been given reasons such as GDPR as to why information about works across the development cannot be shared… The workmanship has also been disappointing. We’ve had shower traps that weren’t properly secured and leaked, water ingress into our integral garage following heavy rain, drainage issues, poor plastering and various other finishing problems. We also had our windows spontaneously crack due to being fitted too tight. Our driveway is another major issue. The surface has started crumbling, with the top layer breaking away and the aggregate becoming exposed. We have had it inspected, including by the NHBC, and at one point we were told that we must have spilt something on the driveway. We hadn’t. We also found the response from NHBC particularly frustrating. At one point I was told that if I could park a car on it, it effectively constituted a driveway. That completely missed the issue we were raising, which was the quality and deterioration of the surface. After repeatedly raising the issue and feeling that we weren’t being listened to, we are now looking at having to dig up and replace the driveway ourselves. It’s incredibly frustrating to potentially have to pay to replace a driveway on a house that is less than a year old. We also eventually installed an ACO drain outside our garage ourselves to stop water ingress into the garage. When we cut into the driveway, we found provision appeared to have been made for drainage but the drain hadn’t actually been installed. We reported this and they attempted installation of the drain but it was so poor that we removed it and fitted it ourselves. The problems aren’t always obvious when you’re buying the house. I’ve recently started panelling our staircase and discovered just how far out of plumb some of the walls are, as well as issues with how the staircase has been fitted. The plastering and general finishing throughout the house have been particularly disappointing. We also had a significant number of snags. Thankfully, we had a retention agreement through our conveyancer, which gave us some leverage to get many of them resolved. Once the retainer was paid to them there response significantly slowed. If you’re buying, I would strongly recommend an independent snagging inspection. We moved in on 19 December, right before Christmas, and were exhausted and focused on moving. You have a very short period to identify certain cosmetic issues, and it’s incredibly easy to miss things. Make sure you snag scratches etc in the first 5 days! My biggest advice is to visit the actual development before exchanging contracts, not just the show home. Look at the housekeeping. Is the site tidy? Are tradespeople cleaning up? Is there plaster dust left in bathrooms and shower trays? Do the houses look carefully finished? Does it look like they care… There have also been some concerning incidents on our development, including a fence post being put into the sewage system, resulting in sewage entering another homeowner’s garden. I appreciate this was an individual incident, but it certainly didn’t inspire confidence. To be fair, Gleeson have resolved many of our snags and we haven’t identified any major structural problems so far, which we are grateful for. But when you’ve spent years saving for your deposit and finally buy a brand-new home, you shouldn’t have to accept poor plastering, uneven walls, drainage issues, a deteriorating driveway and questionable finishing as part of the experience. Would I buy another Gleeson home? No. Would I recommend them? Based on our experience, no. If you’re still considering one, you may well decide to go ahead, but go into it with your eyes open. Get a professional snagging inspection, ask difficult questions, check the retention arrangements and look very closely at the quality of the work before you exchange. Once you exchange they have got you! We love having our own home. We just wish the standard of workmanship and customer service matched the importance of what we were buying. Gleesons have made it very clear it’s just business, my only argument is the way you are operating is not even profitable so what are you doing?????

Post development

Post development, development not complete. All houses sold Gleeson leaves. Roads unfinished, communal gardens not completed, lots of builders waste left on site. Many phone calls to chase Gleason, no response or someone will call you back. Appalling customer service. Would advise people not to buy a Gleason home. Happy to share photos of the mess they have left…… site is Rhodes Point

We have just reserved a lovely new home…

We have just reserved a lovely new home at Bracken Park in Louth and the process was a complete pleasure, thanks to Stella in the sales office. She is an exceptional sales advisor and a credit to Gleeson Homes. Hardworking, positive, genuine, non-pushy and with a very warm and friendly demeanour, Stella is exceptional. The house itself has a very high standard of finish and, given the asking price, represents tremendous value. Thank you Stella and well done Gleeson.

Non existent customer service

Me and my partner saw one of their properties on Rightmove with a rent to buy scheme, straight away we rang to hopefully get a viewing. We got one after 4 days of ringing for the following Saturday, to which they rang on Thursday evening to tell us Friday was a better day so we booked the day off just to not hear anything from them at all. We finally got a hold of them for them to tell us we will 100% get to view it at 2:30 on the Monday but we had the school run so would’ve had to sort child care so they told us they will ring us for 10am with a new time. We never got a phone call and continuously tried to call them to no avail, after several attempts I tried ringing on another number which they answered straight away on. We did in fact get to view the property after sorting childcare but only because someone else cancelled, the viewing was just us being shown where the house is by a builder and then being left to look round by ourselves with nobody there to ask questions. After all this we were still extremely interested in the house but never received a phone call or follow up… we then straight after viewing it saw that it had been taken off rightmove yet we were not notified till 3 days after we viewed it that it had been sold. Disappointed is an understatement wouldn’t recommend bothering.

Fantastic service from Adrian and Tom at Gleesons

My partner and I have recently reserved our new home with Gleesons, and we honestly couldn’t be happier with the experience so far, largely thanks to Adrian and Tom. From the very first time we spoke to them, they were both incredibly friendly, approachable and helpful. They genuinely took the time to listen to us, answer all of our questions and explain everything clearly, without ever making us feel rushed or pressured into anything. The part exchange scheme in particular was explained to us so thoroughly, which made what could have been a complicated and stressful process feel incredibly straightforward. They were always happy to go through things again whenever we had a question, and they have been brilliant at keeping in regular contact and keeping us updated throughout. It’s clear that Adrian and Tom really care about providing a good experience for their customers, and their knowledge, patience and friendly attitude made such a positive difference to what is a really exciting time for us. A massive thank you to both of them for making the whole process such a breeze. Louise and I would genuinely recommend Adrian and Tom to anyone looking at buying a new home through Gleesons. We couldn’t have asked for better service!

I had many problems at my new house…

Gleeson Stoneyford green plot 179 I’ve faced several issues in my new house, most of which have been addressed to some extent. However, this particular complaint has pushed me beyond my patience. It has been logged for two weeks, yet no one has contacted me. The kitchen cupboard door has completely detached from its place. When this issue first occurred, I asked for a permanent fix, but the team only screwed it back in. After multiple repeats of the same problem, the door has now fully broken and displaced. I have more concerns about this new home that I will raise one by one, but for now I will wait for their response to this matter.
